We begin at the curb, looking over the roofline and the front of the house. Then we gather the mail, flyers and door hangers so the entry never hints that nobody is home. Any package sitting on the step goes inside.
Every entry door and window latch gets tried by hand, and every garage door gets tested to see that it comes all the way down. We watch for signs that someone entered. If your garage holds a golf cart or a second car, those get a glance too.
The thermostat stays at 85 degrees, set to cool, with the fan switch left on auto, unless your air conditioning company prefers another figure. During the visit we read the display, hold a hand up to a few vents and open the breaker panel to see whether a switch has tripped.
Every tap and shower gets run and every toilet gets flushed, which refills the trap under each drain and keeps sewer odor from rising. After that we open the vanity doors and check the floor around the water heater for any damp. When you have closed the main valve, we open it for the visit and shut it again on the way out.
Each room gets a slow walk, with eyes up to the ceilings and then down along the baseboards. Stains, fresh cracks, a musty smell and bark scorpions are what we hunt for. Your pest company does the treating, and we unlock the door when they come.
A pool gets a check of its water level and a listen to the pump. Outside, we look for a split irrigation line, plants that are struggling and limbs that dropped in a windstorm.
A storm check comes one day after a big blow, if you add it to your plan. We walk the exterior, taking in the roofline, the yard and the outdoor cooling unit, and then study the ceilings inside for fresh stains. Photos go to you if anything needs attention.
Each visit closes with a report naming what we checked and what we found. Photos are added when something deserves a closer look, and a real problem gets a phone call from us that same day.
